The Teska Team was tasked with providing initial land and site planning, stormwater infrastructure planning, and open space programming for a conceptual open space residential master plan for this former 130 ac. golf course property. The team took a strategic approach to negotiate with the Village for rezoning the property from open space to a Planned Unit Development. This approach involved saving 90% of all heritage and landmark trees, doubling stormwater capacity, and maintaining over 50% community open space (65+ acres) as part of the master plan. The Plan strategy provided the property owners group with a comprehensive mixed-use, planned unit development with interconnected open space, a boutique hotel, regional-scale cultural attractions, and graduated density of building product types, including single-family homes, townhomes, rowhomes, and midrise apartment buildings.
