Located in the rolling glacial area called the Knobs, Teska Associates created a Conservation resort recreational master plan including livestock, fishing, game fields and trails on 120 acres.
The cultivated agricultural crops were converted to wildlife habitat for game bird sanctuary, the existing farm ponds were dredged and restored as stocked fishing ponds and the plans include a trap and skeet range and sporting clays circuit .
The site plan considered future site locations for residential homes each having view of the distant vista and seclusion from one another. The private owner decided not to develop additional homes and retained the caretaker farmhouse, the barn, machine shed and corn crib as functional elements and restored a bunk house as a hunting lodge.
