Teska Associates and Sam Schwartz Consultants were retained by Wicker Park Bucktown SSA #33 to help guide development, preserve the rich historical resources and expand small and local businesses in this thriving cultural, entertainment and residential district of Chicago.
The key components of the plan are to:
Expand the success of Transit Oriented Development (TOD) zoning incentives
Support and celebrate arts and culture
Provide inspiration for community driven creative movements, events and installations
Guide development to support the community vision along commercial corridors
Support and attract unique stores and restaurants
Enhance the transportation network which includes three CTA stations (Division, North, and Western), multiple CTA buses, Clybourn Metra Station, and a bike culture second to none in Chicago.
Design Guidelines were also prepared for each of the major commercial corridors.
The SSA will use the plan to prioritize its resources as well as coordinate with three local aldermen, community organizations, and the City of Chicago.

The entire SSA (Over 2,000 PINS) were surveyed using an app to identify use characteristics and corridor character.
The project was guided by a 21 person Advisory Committee, including aldermen, local business owners, community organizations (Bucktown Community Organization, Wicker Park Committee, East Village Association), residents, local developers, CDOT, and SSA Commissioners.
Community Outreach was driven on the web and in-person via 3 local events to generate and refine ideas and projects.
Over 2,200 responses were gathered via an online quick poll focused on desired improvements to the Cortland / Ashland Underpass.
